Unique mixed-use development opportunity within Cherrywood SDZ comes to market for €2.75 million

It is set on approximately 2.88 ha (7.11 acres) and is located within the Cherrywood Strategic Development Zone (SDZ) where development has commenced to deliver a new south Dublin urban centre.

Speaking of the opportunity the site presents, Mark Reynolds of Savills Ireland comments,

“The property is a truly exceptional development opportunity, which could accommodate a variety of uses. A feasibility study, prepared by Mahony Architecture, outlines the development potential of Lehaunstown Park House, illustrating a potential scheme of 3,990 sq m (42,948 sq ft), subject to planning permission. The scheme incorporates a mix of uses including retail, leisure, food and beverage designed around the preservation of the existing protected structures. Under the SDZ, the property may also be considered for other use types such as a private residence or nursing home, subject to planning permission”.

The Property

The property has many architectural features which hold historic significance. The Lehaunstown Castle Tower House is buried within the walls of the property which was occupied by soldiers and farmers in the 16th century who were there to defend the lands. In the 20th century, the property was developed into a working farmhouse with a collection of outhouses, stables and barns surrounding the main house.

Today, Lehaunstown Park House enjoys a secluded setting within Cherrywood SDZ. Enclosed by a sensitively restored granite wall, access to the property is via a gated entrance with traditional high pillars and a sweeping driveway leading to the residence and stables. The main house measures approximately 135 sq m (1,453 sq ft) over two storeys and is in need of full renovation. The property and the majority of its curtilage has been identified as Protected Structures (approx. 4 acres). A portion of the site is identified as Green Infrastructure (approx. 3 acres).

Adjacent to the house is an impressive double height, L-shaped stable building of granite construction, with decorative red brick cladding extending to approximately 225 sq m (2,422 sq ft). The perimeter of the site is delineated by a variation of stone walls and mature hedgerows.

Cherrywood SDZ

The subject site falls under the Cherrywood SDZ Planning Scheme. Cherrywood has been identified as a Strategic Development Zone (SDZ) and is currently undergoing a transformation into a new south Dublin urban centre.

The area will see the development of a new town centre that will provide an array of grocery retailers, fashion outlets, restaurants, cafes and leisure offerings together with the creation of over 8,000 homes, employment accommodation, schools, parkland and sports facilities. Once complete, Cherrywood will be home to 25,000 + residents and will be south Dublin’s finest shopping and leisure destination, making it a highly desirable place to live.

Location

In addition to the services and facilities in Cherrywood, neighbouring towns and villages such as Carrickmines, Cabinteely, Killiney and Foxrock offer a wealth of local retail offerings such as cafes, restaurants and neighbourhood shops. A host of amenities are available locally including well regarded schools, leisure complexes, hospitals and sports grounds.

Infrastructure

Cherrywood has excellent accessibility with the N11 dual carriageway located within approximately 500 metres, which provides direct access to Dublin City Centre within approximately 25 minutes. Junction 16 of Dublin’s orbital motorway, the M50, is also positioned within less than 500 metres from Lehaunstown Park House, providing connectivity to main national roads and a direct route to Dublin Airport within approximately 35 minutes.

The area benefits from a strong public transport network with four Luas stops located within the SDZ. Dublin Bus routes 7, 84, 84a, 84x and 145 serve the area and additional bus services to Cherrywood will be facilitated as the area develops.
